EPCs

Energy Performance Certificates or EPCs as they are known, have been taken from the new build energy performance system, which is known as SAP meaning `Standard Assessment Procedure`

The formula for creating an EPC is RDSAP `Reduced Data Standard Assessment Procedure` so none of this is new, except of course RDSAP is designed specifically for existing properties.

An EPC simply indicates what can be done to make that particular house more energy efficient, so when a prospective purchaser is interested in buying your property they know what can be done in the areas required to make it less costly to run, in other words to reduce the running costs.

If someone is serious about purchasing your home, then we would doubt if the EPC would stop someone from proceeding. They could however use it as an excuse not to proceed if the property is deemed to be extremely in-efficient.

Let us remind you that Building Control did not have any involvement with how properties were built until the mid 1970s, so prior to this the energy efficiency of the house was probably down to what materials the house was built from. So after this date homes were becoming more energy efficient, because of this they frequently score a higher RDSAP rating than older properties.

Homes built today are very energy efficient and as Building Control bring in extra measures each year homes will continue to become less reliant on the more traditional methods of heating and lighting, and renewable energy will be the way forward.

Commercial EPCs

Do I need a commercial EPC?

For a property to require an EPC it must have a roof & walls & must use energy to condition the indoor climate. For example it must have one of heating, mechanical ventilation or air conditioning.

From 1st October 2008 all commercial buildings over 50m² will require a Non-Domestic Energy Performance Certificate (NDEPC). The purpose of the NDEPC is to assess buildings' CO2 emissions in line with the requirements of Building Regulations (Part L).

Exclusions:

Certain buildings do not require a commercial EPC, including:-

  • Churches, Temples, Mosques, Synagogues etc
  • Temporary buildings - planned life under 24 months.
  • Stand alone buildings with effective floor space under 50m²
  • Some Industrial workshops & non-residential agricultural buildings with low energy demand.
